If you’re responsible for a commercial building’s water systems, you need water hygiene services that actually reduce risk — not just tick boxes.

At Titan Water, we deliver water hygiene and legionella control services for duty holders across the UK, helping you meet your responsibilities under ACOP L8 and HSG274. From legionella risk assessments and remedial works to TMV servicing, tank cleaning and water sampling, we provide every service you need to keep your systems safe and your compliance records audit-ready.
Our approach is practical and evidence based. We assess each system on its merits, so cleaning, sampling and monitoring are only recommended when they genuinely add control value — not because a contractor wants to sell you a job.

What Are Water Hygiene & Legionella Services
Water hygiene services are the practical measures that prevent harmful bacteria — particularly legionella — from proliferating in building water systems. A water hygiene programme typically covers legionella risk assessments, system cleaning and disinfection, temperature monitoring, water sampling, TMV servicing, backflow prevention and ongoing maintenance of tanks, pipework and valves.

Under ACOP L8 and HSG274, duty holders have a legal obligation to assess and control legionella risk in their water systems. A properly designed water hygiene programme meets that obligation, protects building users from harmful pathogens, and provides a consistent audit trail that demonstrates your controls are working.

Controlling Legionella in Your Water Systems
Legionella bacteria are naturally present in water, but they can multiply to dangerous levels when conditions in your system allow, such as when water is stored, stagnant, or kept at the wrong temperature. Under ACOP L8, every duty holder must take practical steps to assess and control that risk, to prevent the growth of legionella in commercial water systems. That’s where Titan Water can help.

Our engineers provide all the services you need to keep legionella under control and stay compliant:
-
Legionella Risk Assessments – detailed surveys of your hot and cold water systems, identifying potential breeding points and producing an action plan for compliance.

-
Ongoing Monitoring – temperature checks, flushing, inspection, and logbook management to ensure control measures remain effective.

-
Water Sampling and Laboratory Testing – routine or reactive sampling through UKAS-accredited laboratories, with full reporting and interpretation.

-
Tank Cleaning and Disinfection – physical and chemical cleaning to remove scale, sludge, and biofilm where bacteria thrive.

-
TMV Servicing – checking thermostatic mixing valves for temperature control, performance, and hygiene compliance.

-
Backflow Prevention and RPZ Testing – ensuring water cannot flow in reverse and contaminate clean supplies.

What Are My Legal Responsibilities Under ACOP L8
ACOP L8 (Fourth edition) is the HSE’s Approved Code of Practice titled Legionnaires’ disease: The control of legionella bacteria in water systems. It sets the expectations for duty holders and is supported by HSG274 technical guidance. Under ACOP L8, duty holders such as employers, landlords, and building managers must control the risk of Legionella bacteria in water systems. This includes identifying and assessing sources of risk, implementing and maintaining effective control measures, and keeping accurate records.
You must appoint a competent person (the “responsible person”) to manage these duties, ensure regular monitoring, cleaning, and disinfection of water systems, and take swift corrective action when needed. Compliance with ACOP L8 helps meet legal obligations under the Health and Safety at Work etc. Act 1974 and COSHH Regulations.

Can Titan Water Manage All of My L8 Compliance Needs?
You can’t subcontract your legal responsibilities for Legionella control, but you can appoint specialists like Titan Water to help you meet them. As the duty holder, you remain legally responsible for managing the risk of Legionella and other bacteria under ACOP L8 and HSG274. That means ensuring risks are identified, control measures are implemented, and systems are properly maintained and documented.

Titan Water can handle every operational aspect of compliance on your behalf - from Legionella risk assessments and water testing to cleaning, monitoring, and record management. Our experienced team ensures that all required tasks are carried out to the highest standards, keeping your systems safe and your documentation audit-ready.

In short, while you retain the legal duty, Titan Water provides the expertise, systems, and full range of services needed to help you achieve and maintain compliance confidently and efficiently.

What Our Clients Say
Your Questions Answered
Frequently Asked Questions
What are water hygiene services?
Water hygiene services are the practical control measures that reduce legionella risk in hot and cold water systems. They typically include legionella risk assessments, water hygiene monitoring, water sampling, tank cleaning and disinfection, TMV servicing, backflow prevention and legionella remedial works. (For the full definition, see the section above on this page.)

Do I need a Legionella risk assessment?
In most commercial settings, yes. A risk assessment is the starting point for understanding your system and deciding which control measures are actually necessary. See: Legionella Risk Assessment Services | Titan Water

How do you control Legionella risk day to day?
Control usually comes down to a small number of fundamentals: water temperature management, preventing stagnation, keeping water storage tanks in good condition, and maintaining accurate records. A monitoring programme helps keep this consistent. See: Water Hygiene Monitoring Services | Titan Water

When should we do Legionella sampling and testing?
Sampling can be routine (as part of an agreed plan) or reactive (after an incident, poor results or system change).
See: Legionella Testing Services | Titan Water

How often should cold water storage tanks be cleaned?
There isn’t one universal interval. The right frequency depends on tank condition, risk assessment findings, system use, and what inspections and results are telling you. See: Water Tank Cleaning Services | Titan Water

Why do TMVs matter for compliance?
TMVs help maintain safe outlet temperatures, protecting users from scalding while supporting sensible temperature control. They need proper servicing to confirm performance and failsafe operation.
