You’re in the right place. At Titan Water, we specialise in closed system water treatment - helping commercial and industrial sites maintain clean, balanced, and efficient heating and cooling systems. Our goal is simple: to stop corrosion, prevent blockages, and extend the life of your plant and equipment.

We take a practical, evidence-based approach. That means testing before treating, using inhibitors and cleaning methods that actually work, and providing clear, honest reports you can rely on. Whether it’s a new installation or an older system showing its age, we’ll help you get it back to optimum performance - safely, efficiently, and in full compliance with BSRIA and BG guidelines.

Nationwide Service
Reliable Expertise Wherever You Are

Our experienced management team operate from the Titan head office near Liverpool, but while our roots are firmly in the North West, our reach goes far beyond it. Our engineers carry out closed system water treatment projects throughout the UK, supported by a trusted network of regional specialists. Whether it’s a district heating scheme in Edinburgh, a data centre in Birmingham, or a commercial office block in London, we’ve been there – and we understand the challenges of keeping modern heating and chilled systems clean, efficient, and compliant.

If you’re experiencing dirty water issues, loss of flow, or persistent corrosion problems, the team at Titan are always happy to offer clear, practical advice on the best route forward.

What Is Closed System Water Treatment?

Closed system water treatment is the process of managing and maintaining the water quality inside sealed heating or chilled water systems to prevent corrosion, scaling, and microbiological fouling. Even though these systems are “closed,” oxygen ingress, poor chemical balance, and contamination can all lead to performance loss and equipment failure.

A proper treatment regime includes pre-commission cleaning, dosing with corrosion inhibitors, ongoing water sampling, and corrective dosing where necessary. Following recognised standards such as BSRIA BG 29 (for new systems) and BG 50 (for existing systems) helps ensure long-term system health and efficiency.

Key objectives:

  • Prevent corrosion: Protect pipework, pumps, and heat exchangers from internal attack.

  • Maintain flow and efficiency: Avoid sludge, magnetite, and fouling that restrict flow and heat transfer.

  • Extend asset life: Reduce maintenance costs and unplanned downtime.

Why Is Closed System Water Treatment Important?

Without proper treatment, closed systems can deteriorate quickly. Corrosion by-products such as magnetite and sludge reduce flow, damage components, and increase energy consumption. In severe cases, entire sections of pipework or heat exchangers may need replacement - costing far more than regular water management.

Regular monitoring and dosing help ensure systems operate at peak performance, saving energy and avoiding failures. A well-maintained closed system also supports compliance with building regulations, energy efficiency targets, and manufacturer warranties.

Benefits include:

  • Reduced energy consumption.

  • Longer plant life.

  • Lower maintenance costs.

  • Fewer callouts and downtime.

What’s Involved in Closed System Water Treatment and Monitoring?

A professional closed system water treatment programme includes several key stages designed to keep your system healthy and efficient:

  1. System sampling and analysis – Regular testing of corrosion, conductivity, pH, inhibitor levels, and bacteria.

  2. Cleaning and flushing – Removal of sludge, debris, and contamination (pre-commission or remedial).

  3. Chemical dosing – Application of corrosion inhibitors, biocides, and pH adjusters to stabilise water chemistry.

  4. Filtration and side-stream filtration – Continuous removal of suspended solids for long-term stability.

  5. Ongoing monitoring and reporting – Scheduled testing, trend analysis, and recommendations for corrective action.

Most systems benefit from quarterly or biannual testing, with detailed reports helping you stay ahead of potential issues. At Titan Water, we tailor our treatment plans to each site - balancing practicality, compliance, and cost-effectiveness.
